3. Which service will we provide you with?
First Charge Mortgages
☑We will advise and make a recommendation for you after we have assessed your needs.
☐You will not receive a recommendation from us. You have decided to select your own product and we have explained the implications of this. You will receive an illustration which will tell you about any fees relating to a particular product.
4. What will you have to pay us for our services?
First Charge Mortgages – Domestic Mortgages
☐No fee payable.
☑We will charge an initial service fee of £300.00 which will be requested to obtain lender pre-approval, and a final service fee of £300.00 which will be requested upon receipt of your mortgage offer.
☑We will retain commission from the lender.
First Charge Mortgages – International Mortgages
☐No fee payable.
☑We will charge an initial service fee of £995.00 which will be requested to obtain lender pre-approval, and a final service fee of £500.00 which will be requested upon receipt of your mortgage offer.

5. Who regulates us?

7. Are we covered by the Financial Services Compensation Scheme (FSCS)?
We are covered by the FSCS (fscs.org.uk). You may be entitled to compensation from the scheme if we cannot meet our obligations. This depends on the type of business and the circumstances of the claim. Mortgage advising and arranging is covered up to a maximum limit of £120,000. Further information about compensation scheme arrangements is available from the FSCS.

Our Privacy Policy – your rights, your information and how we use it

Who we are
We are International Property Finance Limited and your privacy is very important to us. References to “we”, “our” and “us” are references to International Property Finance. We are a controller and processor of your personal data under applicable data protection laws, including the GDPR. As a Data Controller, we determine why and how we collect and use your personal data.
Information we collect and use
We collect and process personal data such as:
Your name, date of birth, residential and email address, contact telephone numbers, national insurance number, passport number / driving licence number, country of residence for tax purposes, nationality, bank account details, details of your assets and liabilities, income and expenditure, and occupation.
Information about your contact with us, e.g. meetings, phone calls, emails and letters.
Information that is automatically collected, e.g. via cookies or IP addresses when you visit our website.
Information classified as Special Category (sensitive) Data (see below), collected only where needed to provide a recommendation, product or service you have requested, or to comply with our legal obligations.
Information you may provide about other people, e.g. joint applicants.
Information on children, e.g. where a child is named as an occupant of the property. In these cases we collect only the information required to identify the child (such as their name, age and gender).
Any other information asked for in lender and product provider application forms and related documents.
Special Category Data
In the course of your interactions with us you may share information classified as ‘Special Category Data’. This could include information about race, ethnic origin, politics, religion, trade union membership, genetics, biometrics, health, sex life or sexual orientation.
Where you share information relating to any of these categories, e.g. about your health or a characteristic of vulnerability, International Property Finance will seek explicit consent from you to store and process such information.
Where we collect your information
We may collect your personal information directly from you and from a variety of sources including meetings with one of our advisers; telephone conversations; emails or letters you send us; an application form for a product or service; our website; your existing product providers; and any other professional advisers, e.g. your accountant or solicitor.
What we collect and use your information for
We will only ever collect and use your personal information where it is necessary, fair and lawful. We will collect and use your information where you have given us your consent (which you may withdraw at any time); where it is necessary to provide advice and arrange mortgage funding or an insurance product; or where it is necessary to meet our legal or regulatory obligations, e.g. the detection and prevention of fraud and other financial crime.
It is in the legitimate interests of International Property Finance Limited to deliver advice, information and guidance so you are aware of the options that help you get the best outcome; to better understand you and your needs so we can send you relevant communications; to mitigate business and operational risks, comply with internal policies, investigate and prevent fraud and crime, ensure information security, and protect our interests including legal rights and claims; and where it is in the legitimate interests of a third party, e.g. sharing information with your accountant, solicitor or another financial services firm. A balancing test is carried out to ensure your interests and rights are not overridden.
If you do not wish us to collect and use your personal information in these ways, we may be unable to provide you with an appropriate recommendation, information and guidance, or to maintain our relationship with you. We may reject or delay dealing with you until the relevant information is received, e.g. for Anti-Money Laundering, Know Your Customer, source of wealth or tax purposes.
Who we might share your information with
We may share your information with third parties for the reasons above, including: with your consent, your accountant, solicitor, employer or a financial adviser; companies chosen to support the delivery of our services (e.g. research, consultancy or IT companies, or an internet service provider); our regulators and Supervisory Authority, the Financial Conduct Authority (FCA), and the Information Commissioner’s Office (ICO); and law enforcement agencies for the prevention and detection of crime.
We will never sell your details to someone else. Whenever we share your personal information, we do so in line with our obligations to keep it safe and secure.
Where and how your information is stored
Your information is processed in the UK and the United Arab Emirates (UAE). To protect its security we implement appropriate technical and organisational safeguards and maintain adequate policies, procedures and controls. Your data is stored electronically on a cloud encrypted server based in the United Kingdom. No data is stored on computer hard drives or removable devices such as CDs, DVDs or memory sticks.
We keep your personal information only where necessary to provide our services while you are a customer, and for 6 years after financing or insurance has been arranged. Once arrangements are in place, data is stored but not processed unless required for legal reasons.
Your individual rights
Right to be informed – to receive clear information on what data we hold, why, and who we share it with (via this Privacy Notice).
Right of access – to request a copy of your personal information (a DSAR), free of charge, supplied within 30 days.
Right to rectification – to have inaccurate or incomplete information corrected.
